Evaluating an AFH Property or Investment

Start with the house (will it work as an adult family home?), then the income it could earn, then what it is worth.

The calculators use your own assumptions and give estimates, not appraisals.

Your steps, in order

  1. AFH Property ScoreHow well a specific house fits adult family home use.
  2. AFH ROI CalculatorIncome, expenses and return from your own assumptions.
  3. AFH Valuation EstimatorA starting range for the real estate and the business.
  4. WABO Checklist & Technical RequirementsBedroom types, escape windows, ramps and doors.
  5. Washington AFHs by the NumbersEvery licensed home counted by county, size and contract.
  6. Directory of Licensed HomesEvery licensed adult family home, by county and city.

Watch out for

"AFH-ready" is not "licensed."

A listing can mean an operating home, a former one, a house that passed the building inspection, or just a marketing idea.

Is It Really an Adult Family Home?

Where the home is changes the rate.

DSHS pays homes in King, Pierce and Snohomish counties more than homes in the rest of the state.

CARE classifications

Zoning is rarely the obstacle.

An adult family home is a permitted use in every residential or commercial zone, including single-family zones.
